TOP 14 MLS VIOLATIONS

To help our members avoid paying fines, IVAR wants you to know the most common reasons for MLS Violations:


The most common violations are:

  1. Incorrect Listing Status
  2. Failure to extend the “Estimated COE/End Date” resulting in an AUTO SALE.
  3. Incorrect SOLD information. (closing date, sales price, terms & selling agent/office)
  4. Leaving your listing in the Active status then entering “Taking Backup offers” in the remark section.
  5. Active Listing without a valid listing contract.
  6. Photo of the exterior not entered within 5 Calendar Days of the listing entry date.
  7. Real Estate “For Sale” signs in Photos.
  8. Photos in the MLS with people, animals or other items not directly related to the property.
  9. Incorrect APN number
  10. Properties listed in the incorrect area.
  11. Inaccurate Property Type Classification
  12. Duplicate Listing
  13. Financial information in the property description.
  14. Email address and phone numbers in the property description.

The Violation Fine Schedule is as follows:

1st through 3rd Violation ("Warnings”) No Penalty
4th Violation: Attend Class or $250
5th Violation and Subsequent Violations: $500

 

The maximum accumulated fine for a single Violation is $2,500.
